Rent Out Your Car Space in Australia: Prices, Strata Rules and Tax

You can rent out a spare car space in Australia, whether it is a driveway, a lock-up garage or a bay in an apartment building. Most car spaces near city centres, train lines, hospitals and universities rent for somewhere between A$180 and A$340 a month, and renters here often think in weekly prices. Before you start, check your strata by-laws or lease, and remember the ATO expects you to declare the income. What Car Spaces Rent for in Australia

The free car space value calculator compares your postcode's median rent from the ABS Census 2021 with those listings, then adjusts for whether the space is covered and how it is accessed. These were its suggestions in September 2026 for an indoor space with a key or remote, next to the median price of Parksy listings in the same postcode:

• Surry Hills, Sydney (2010): about A$225 to A$335 a month, suggested A$280. Median of 135 Parksy listings: A$360.
• Parramatta, Sydney (2150): about A$180 to A$270 a month, suggested A$225. Median of 217 listings: A$200.
• Richmond, Melbourne (3121): about A$190 to A$285 a month, suggested A$235. Median of 68 listings: A$275.
• South Brisbane (4101): about A$190 to A$285 a month, suggested A$235. Median of 120 listings: A$260.

The same space outdoors with open access came out about 20 percent lower in each suburb, for example A$180 a month in Parramatta and A$220 in Surry Hills. Where local listings sit above the suggestion, as in Surry Hills and Richmond, you may be able to ask more. Who Rents Car Spaces in Australia

• Apartment residents whose building has fewer car spaces than units, or who own a second car.
• Commuters who drive to a train station and cannot get a commuter car park space before it fills.
• Hospital and university staff who work shifts and need a guaranteed space close by.
• People near stadiums and venues on game and concert days, who pay a daily rate.

Strata By-Laws and Leases

If your car space is in a strata building, the by-laws decide what you can do with it. Some schemes let owners lease a space to anyone. Others limit it to residents of the building, require the renter's vehicle details to be registered with the building manager, or control who can hold a remote or fob. Read the registered by-laws or ask your strata manager before you post a listing, and follow the building's rules for access devices.

Tax, GST and Insurance

The ATO lists sharing a car parking space as a sharing economy activity. You need to declare the income in your tax return, and you may be able to claim related expenses. If renting spaces becomes a business, you may need an ABN, and you must register for GST once your business turnover reaches A$75,000 a year. Keep a record of every payment and speak to a tax agent if you are unsure.

Tell your home and contents insurer that someone else will park on your property, and ask whether you are covered if their car is damaged or they are injured. Ask your renter to keep their own comprehensive car insurance.

Get the Space Ready

• Measure the length, width and height clearance. Many older garages and basement bays do not fit a large SUV or a ute, so say so.
• Clear anything a renter could hit and fix lighting on the way in.
• Decide how access works: an open driveway, a spare remote, or a fob registered with the building.
• Take one clear daylight photo showing the entrance and the space.
